Parktown Living Expands Property Management Portfolio Across Colorado and Georgia

Duluth, GA – August 11, 2026 – Parktown Living has been engaged to manage four new multifamily communities in Castle Rock, Colorado and the Atlanta metro in July.

The addition of the 186-unit community marks Parktown Living’s entry into the Colorado market. Castle Rock has recorded population growth of roughly 2.7% annually and a 14.6% increase since 2020, according to U.S. Census Bureau data, making it one of the fastest-growing communities in the Denver metro. The region’s diversified employment base spans technology, aerospace, energy, and healthcare, anchored by job centers a short drive from the property.

Median home prices in Douglas County, where Castle Rock is located, exceed $669,000, a gap that continues to push demand toward quality rental housing in the submarket. Castle Rock has also outperformed the broader Denver metro on rent stability and occupancy, supported by zoning restrictions and limited available land that have kept new supply constrained even as population and employment grow.

“Denver was a market we’d been looking to enter for a while,” said Karlin Conklin, COO of Parktown Living. “Castle Rock gives us a foothold in one of the more supply-constrained submarkets in the region, and it’s a natural extension of the kind of stable, growing markets where we already operate.”

In the Atlanta metro, Parktown Living has added three communities across distinct submarkets: a 118-unit community in Atlanta’s Buckhead neighborhood; a 318-unit community in Tucker near I-85 and I-285; and a 245-unit community in Smyrna, close to The Battery Atlanta, Cumberland Mall, and downtown Atlanta.

The three additions build on a Georgia portfolio Parktown Living has operated for years, giving the company an immediate advantage in staffing, vendor relationships, and regional leadership already in place across the metro. Rather than standing up new infrastructure, Parktown Living is extending existing systems, including its centralized maintenance and leasing support, into three more communities across Buckhead, Tucker, and Smyrna.

“Georgia is a market where we already know the vendors, the labor pool, and the regulatory landscape,” Conklin said. “Adding density here means we can bring these properties up to our standard faster and more efficiently than we could in a market where we’re starting from scratch.”

With these additions, Parktown Living now manages approximately 5,400+ units across Colorado, Texas, Georgia, and the Carolinas, supported by a team of about 150 employees. Parktown Living plans to introduce its standard operating framework at each property, including its data-driven approach to leasing, maintenance response, and resident experience.
