Atlanta, GA — June 30, 2026 — Parktown Living and Investors Management Group (IMG) principals spent the past week traveling through the Southeast, visiting twelve properties in Atlanta, Greenville, Charlotte, and Raleigh. The trip combined a routine portfolio review with celebrating the retirement of Patti Higgins, Senior Vice President at Parktown Living. Her career spans decades in multifamily, the last three spent building Parktown Living property management from the ground up.

A Career That Shaped the Company

Patti joined Parktown Living at its formation in August 2023 and was instrumental in building the company into what it is today. She started in the industry as a leasing agent nearly four decades ago and has ended her career having helped establish the operating discipline and culture that now defines Parktown Living, which manages nearly 5,000 units across multiple states.

Parktown Living celebrates its third anniversary this August, having grown from its start in Atlanta to a footprint spanning Georgia, the Carolinas, Texas, and most recently Colorado. That growth arrives alongside Patti’s retirement and made the timing of this trip feel like a special chance to mark both how far the company has come and the career that helped get it there.

On the Ground in the Southeast

The visits also offered a read on where the market currently stands. Traffic and prospect calls softened through the early part of 2026, in line with a broader market shift, but the team is seeing that pick back up for the summer leasing season. Apartment ratings across the portfolio have climbed from a D- to a B+ over the past six months, a reflection of the work on-site teams have put into the resident experience.

Across all four markets, the properties are performing ahead of competitive sets in the surrounding submarkets. Operating numbers are advancing quickly, and so is the reputation of the communities themselves. Just as important, the on-site teams the group met with were knowledgeable, enthusiastic, and clearly proud of what they’ve built. Several conversations turned emotional as staff said their goodbyes to Patti, a reflection of the loyalty and respect she has earned across the portfolio.

Looking Ahead

The trip closed out a week that was equal parts business and celebration. The properties looked inviting, teams were engaged, and the company said a well-earned, if bittersweet, farewell to one of the leaders who helped build it.
